REASONS FOR EVOLVING THE MASTERPLAN
AND OUR VISION FOR WEMBLEY

Quintain previously obtained planning permission for a masterplan on the land immediately around the stadium in 2004. Since this time, however, further land has been acquired to the north-east of Engineers Way that has allowed for further design work, leading to a better use of space. This means we can deliver a new scheme with increased open green space and an improved layout of buildings that will enhance the connectivity through the site and provide greater benefits for local people.

Quintain’s intention with the new masterplan is:

■ To integrate newer areas of ownership and evolve the existing masterplan into a coherent framework, alongside new areas of regeneration;

■  To maintain the sense of place that is successfully being delivered to the west of the Stadium;

■ To consolidate and refocus Stadium car and coach parking towards the east realising the original ambition and releasing land for the benefit of the wider regeneration;

■ To create an enhanced natural landscape setting, including a new major public space – a park;

■ To continue delivering further retail provision in a consolidated and sustainable manner;

■ To continue delivering employment prospects in a variety of workplace settings, such as offices, low cost employment spaces, retail units and leisure facilities;

■ To enhance the variety of residential accommodation, and increase the rate of delivery.
